When is the perfect time to rent out your homes? A lot of people are asking this question, especially if they have plans to move to another place. Well here are some hints on when you should rent out your homes:
1. If you temporarily need to relocate for work but have plans on coming back.
Totally, it would be senseless to sell your homes if you still have plans on coming back after a year or so. Just as long as you are on a temporary assignment for work (which means you have to relocate for the meantime), you can have your homes rented out. This way, you can find a good renter to take care of the place. Alternatively, you can have the place managed by a family, or even hire management companies to take care of things for you. This way when you come back, you can still live in the same house and you do not have to worry about finding a new place.
2. If you do not want to dispose of the property even if you have a new primary residence.
Some people just do not want to let go of their property because it has sentimental value. Even if they have moved to a bigger and better place, they would still opt to keep the other one. However, doing this has the tendency for the property to be neglected. On the other hand, maintaining a second home could become very costly. Therefore, it just makes sense to have someone live in it and let him or her assume roles in taking care of the property. At least, all you have to worry about are repairs that could come just once in a while.
3. If your homes are not selling in the market.
If your homes have not been selling and is way past the average "days on the market" then maybe it is time to take a break. Letting it seat in the market for long would end up hurting its value. Instead of pushing it to sell, rent it. Although you may not be earning a hefty amount of money from the transaction but at least you get regular income. Just make sure to find a very responsible renter so you can be assured of constant inflow of cash. Then, when the market picks up or shows sign of improved sales, you can take your chances again. This time, you can be more prepared and having more strategies to make it sell faster.
4. When you want to have a business and if you really think, you can be a good landlord.
If you can not think of a product to sell or if you are scared to invest on other things, it is best to rent out your second or third homes. The concept is the same: you offer goods and get money in return. The good thing is you can build equity from this activity and you retain ownership of the goods.
Moreover, if you can be a good landlord and if you are familiar with rental laws adopted by your county, why not. Being a good landlord can help assure great relationships with your tenants. Hence, making the business easier to manage.
